Is your home 20 years old or more? If you answered yes, your insurance company may require that you have a Certified Four Point Insurance Inspection completed on your home in order to obtain home owner’s insurance.
A Four Point Insurance Inspection consists of a visual survey of the following four primary components of your home:
- Roof
- Electrical
- HVAC (Heat, Ventilation, and Air Conditioning)
- Plumbing
Eagle Eye offers Certified Four Point Insurance Inspections for homes, many times at the request of insurance agencies. In fact, some insurance companies won’t provide homeowners’ insurance in the state of Florida until a Certified Four Point Inspection is performed.
The Four Point Insurance Inspection originated in 1992 after Hurricane Andrew devastated South Florida. It’s taken on added importance after Charley, Frances, Jeanne, Dennis, Wilma, and Katrina destroyed parts of Florida.
In 2002 Florida legislature created the Citizens Property Insurance Corporation which provides insurance to homeowners in high-risk areas of Florida and those who cannot find coverage in the private market. Many insurance companies in the private sector have followed this as well.
One thing consistent across the board with all insurance companies in Florida, however, is the need for thorough home inspection before issuing a policy. Criteria for inspections includes the current operating conditions, scheduled maintenance requirements, and expected service life on all major components of the home.
